A spec home is built by a builder before a buyer is identified and then offered for sale. You gain a finished house and a known price but lose some of the choices of a custom build. This guide explains how to judge one; it does not describe current inventory.
Look past the staging
Finishes are easy to see; framing, flashing, drainage and mechanical design are not. Ask what is behind the walls: window installation details, insulation approach, HVAC sizing and ductwork location, and how water is moved away from the foundation.
Ask for the paperwork
Request the building permit and final inspection record, the builder’s licence details from the NC Licensing Board for General Contractors, product warranties and the builder’s written warranty terms, including who handles service requests.
Order your own inspection
New does not mean flawless. An independent home inspection — and, where visible, a pre-drywall inspection if the home is not yet finished — gives you leverage to request corrections before closing.
Check the lot and the neighborhood rules
Confirm setbacks, drainage easements, HOA architectural rules and what may be built on adjacent vacant lots. Verify school assignment for the exact address with Cabarrus County Schools.
Compare against building custom
A spec home can be faster, while a custom home lets you shape the plan and site. Compare the total cost, timeline and how much of the design you genuinely want to control.
